This property was originally a nondescript 2-storey 1930’s detached house, with un-insulated concrete block walls and single-glazed timber windows, The new owners were keen to create additional space and reconfigure the existing plan, while changing the external presentation of the house so that it looked as if “it had always been there”.

• New additions were constructed to the front, rear & west side to provide a comfortable 4-bedroom home with 4 bathrooms and generous family living spaces. A double-height stairwell space provides a dramatic entrance to the home.
• As a brick finish was the clients’ preferred finish, a proprietary externally-insulated brick cladding system was applied to both new and original structures; the    brick laid in an “English Garden Bond” with detailed string courses & soldier courses.
• The significant upgrade in the building’s thermal insulation & air-tightness enabled installation of a heat-pump for heating and hot water services. All mechanical & electrical services were replaced.
• The site falls away to the south with spectacular views to the Dublin mountains. This provided an opportunity to create a continuous elevated sun-drenched terrace to the rear, with access from all of the living spaces. The terrace is partially covered by pergola roofs upon which to train future climbing plants.
• A  double-sided wood-burning stove provides a focus to the living room & kitchen/ dining spaces, providing a carbon-friendly secondary heat source.
